About this property
An idyllic stone built water mill dating back to the 17th century packed with character and set on a tributary of the dordogne river with a separate smaller house, swimming pool, trout farm and land with substantial walnut trees.
The main entrance opens into an open living space offering exposed beams and stone walls, consisting of dining area, recently installed kitchen, lounge area with a cosy inglenook fireplace installed with a Log burner .There is a good sized second reception room with stone walls and exposed beams, windows on both aspects looking over the millpond and land, a good sized cloakroom with WC
The newly installed staircase takes you up to the second floor, here you will find three bedrooms all benefiting from exposed beams. There is also a family bathroom with bath, shower over, sink and WC.
Across a small courtyard from the main house is a charming smaller house making an ideal space for guests. Opening into a recently installed kitchenette and dining area with exposed beams and stone walls, off to the side is a double bedroom, on the second floor there is a usable office workspace or use as a further sleeping area. On the lower level there is a bathroom with low level WC, shower and sink. A unique feature of the small house is the large historic bread oven.
Down a few steps and you arrive at the swimming pool. Recently renovated terrace offering views over the land and river. The unique shaped pool is heated and features a cascade.
Externally is an extensive driveway and yard with parking for plenty of vehicles, from here you can see the lay of the land surrounded by woodland. The land is accessed by a footbridge over the river or via a separate entrance for vehicles via a woodland lane.The land boasts picturesque river frontage with weir, cascades and raceways and has several substantial walnut trees. In all 14000m2 ( about 3.5 acres)
The mill dates back to the mid 17th century where it is believed it originally had a norse style horizontal water wheel used for grinding flour. In the 90’s it was replaced with a horizontal turbine. Today the wheel is present but not installed. The working sluice gate controls the flow from the mill pond through the chamber. The mill could be converted to generate electricity.
The water supply to the mill is from an underground source, the water is oxygen rich and perfect for aquaculture, there are raceways which were used to produce trout. The mill was renowned for its fresh trout supplying the locality.
